In this episode of Private Lending Insights, I interviewed Anthony Geraci, founder of the newly re-launched Geraci Law Firm and a long-time leader in the private lending space, for a wide-ranging and insightful discussion on the future of the private lending industry. Anthony first discusses his recent split from the firm he originally built, his continued focus on supporting private lenders, and his vision for the future of the industry. Anthony shares his perspective on major trends shaping the industry — from the rise of capital markets and securitization, to the growing demand for 50-state lending and alternative credit strategies. He also reflects on his entrepreneurial journey, the future of conferences in the space, and how private lenders can stay competitive in a shifting market.

Summary of Interview with Anthony Geraci

With over 20 years of experience and a deep understanding of the capital markets, Anthony shares timely perspectives on everything from legal trends to lender growth strategies and emerging opportunities in alternative finance.

A New Beginning, Same Focus

One of the most personal and revealing parts of the interview is Anthony’s discussion of his recent split from the law firm he co-founded and grew into one of the most recognized legal brands in private lending over the past 15+ years. That firm has since rebranded as Fortra Law, while Anthony has launched a new iteration of Geraci Law Firm, still focused on serving private and non-bank lenders.

The separation wasn’t driven by animosity but by a growing difference in vision. Anthony explains that as the firm expanded and brought on more partners, alignment on direction became increasingly difficult. His decision to step away was based on a desire to pursue a more entrepreneurial, strategic, and vertically integrated approach to legal services and business advisory — one that blends legal expertise with hands-on experience building companies and capital structures.

While Fortra Law remains an established force in the industry, Anthony isn’t positioning his new firm to simply replicate what he built before. Instead, he aims to differentiate by offering high-level strategic advisory alongside traditional legal services — especially to growth-minded lenders who want more than document prep.

His competitive edge includes:

  • Deep founder experience: Anthony has built and exited multiple businesses and brings operational knowledge most law firms can’t match.
  • Capital markets fluency: From fund structuring to warehouse lines and securitization, he’s worked with many of today’s largest lenders from startup to scale.
  • Connector mindset: He’s known for building community — whether through AAPL, conferences, or client relationships — and will continue that approach with his new firm.
  • Tailored hiring: Geraci LLP 2.0 will be staffed with experienced legal professionals who understand private lending on a practical level, not just from a compliance angle.

My goal isn’t to rebuild the old firm — it’s to build something sharper, more focused, and better suited to where private lending is headed.”

New Private Lending Conferences

Anthony also announced his plans to launch a new conference series. The format will feature two tracks with separate educational content and targeted networking designed to connect capital with qualified deal sources:

  • Elevate – for brokers entering the private lending space
  • Activate – for established private lenders

The first conference will take place in February 2026 in Las Vegas. The two tracks will be held on consecutive days. Visit their conference website to learn more: https://geracievents.com/.

Capital Markets & Private Lending Industry Evolution

A major theme of the interview is the rise of capital markets and the ongoing transformation of private lending from a regional, fragmented niche to a national, institutionalized asset class. Anthony offers deep insight into how Wall Street’s interest is reshaping lending models — particularly in:

  • DSCR Loans: Despite higher rates, DSCR lending remains strong, fueled by demand from insurance companies and institutional buyers looking for stable, long-term returns.
  • Securitization Trends: He explains the emerging divide between securitizers and balance sheet lenders, each with their own risk appetites, goals, and exit strategies.
  • Warehouse Lines: As more regional banks emulate larger institutions, warehouse lines are becoming more accessible to mid-size lenders seeking to scale.

Anthony also sheds light on how deal flow is evolving. While competition is increasing, he emphasizes that product specialization and regional knowledge still create room for lenders of all sizes to carve out a niche.

Strategic Growth in a Shifting Private Lending Market

As someone who has worked with many of today’s top lenders from their early days, Anthony discusses what it takes to grow from a startup fund into a national lending shop — and the critical role strategic planning plays in that journey. His new firm will continue to offer legal services like fund formation, licensing, and loan documentation, but with a greater focus on:

  • Strategic Capital Planning
  • Scaling Across States
  • Structuring for Institutional Capital
  • Advising on Market Positioning and Product Development

We’re just at the beginning of a massive expansion in private lending,” he notes, pointing to demographic trends and tightening bank credit as tailwinds for continued growth.

Other Business Ventures

In addition to law, Anthony shares updates on his other entrepreneurial ventures, including:

  • Stratus Financial – a student loan platform for pilots that’s created new legal expertise in the alternative credit space.
  • Move Your Business – a company providing skilled offshore support (virtual assistants) for private lenders and real estate investors.

Reflections on the Industry and What’s Ahead

The conversation also explores the future of commercial real estate (spoiler: he’s not bullish in the short term), regulatory trends, and his involvement with the American Association of Private Lenders (AAPL), which he originally founded. Though no longer running it day-to-day, Anthony remains Vice Chairman and involved in shaping the organization’s strategic direction. In closing, Anthony reflects on the evolution of the industry — from local hard money shops to nationally licensed platforms — and why he believes the next 10 years could be even more transformative than the last.

Key Takeaways:

  • Private lending continues to mature as institutional capital flows in.
  • DSCR and RTL loans are being purchased by insurance companies and securitized, creating demand for consistency and scale.
  • Balance sheet lenders and securitizers serve different borrower profiles and offer distinct opportunities.
  • Strategic planning — not just funding — is key to lender growth.
  • Alternative credit (e.g., student loans, equipment finance) is a growing adjacent opportunity for private lenders.
  • Conferences remain essential, but the focus is shifting toward specialization and deeper networking.
